Lee also referred to as Lee Green, is taken from the old English word Leah meaning clearing in the woods.

Lee is a small parish town nestled between Blackheath and Lewisham with plenty of green spaces and rich in history with a good selection of Victorian housing stock.

Lee was once a place for the wealthy London merchants to live, several numbers of large country houses were built in the 17th and 18 centuries. The three that survive today are the Manor House, Pentland House both in Old Road and the Cedars on Belmont Hill now part of a housing development.

Lee New Town (Church Street, Boone Street, etc.) was built from 1825 to house the wealthy residents in the larger houses.

In 1866 Lee Station was opened, which made it practical for a broader range of people who worked in central London to live in Lee and commute. Houses were built for these new settlers, typically civil servants, merchants, and professionals, on what had been farmland, and most of the area was built up by 1914. The central focus of Lee shifted from Lee High Road to Burnt Ash Road, between Lee Green and the station.

The railway line splits the area in two, the northern half towards Blackheath being somewhat more sought after. Here you’ll find the Lee Manor Conversation Area with its pale brick Victorian terrace houses with mainly beautiful front gardens.

Today you will find an excellent selection of period properties ranging from the late Victorian and Edwardian to the pre-war semi-detached homes.

Lee train station is located on Burnt Ash Hill (travel zone 3) trains from Lee reach London Bridge in 13 minutes.

There also are plenty of open green spaces, one of which is Manor House Gardens is the most significant park which also boasts a lake and tennis courts.

There is also a selection of cafes and coffee shops, including the local favourite Italian restaurant Luciano’s situated on Burnt Ash Road. The Lord Northbrook is the popular local pub with a range of excellent beers and live music.

Leegate shopping Centre is soon to be replaced with a vast supermarket as part of the £80 million regeneration scheme.

There is a good range of primary schools such as Brindishe Green in Beacons Road, Brindishe Lee in Wantage Road and Lee Manor School in Leahurst Road.
There is one secondary school in Lee, which is Trinity secondary school located on Taunton Road.

It’s no surprise that more and more residents are flocking to Lee with its relative ease of transport into central London a good choice of primary schools, plenty of open green spaces and a great community feel.

Thanks for this amazing review Mr Basi. Also worth noting that you kept two of these properties and therefore we sold 6 out of the 9 available. Furthermore Welling is outside of our 'patch' and we still sold 6 when the local estate agent managed to only sell 3. As MD of Conran I wanted to say well done to the team at Eltham who did a great job and look forward to working with Surrinder Basi (The developer) again soon. ...

Personally I think their should be a fixed tarif across the board or one set fee when selling a home, as it is a lot of hard earned money gone, especially when you have to add VAT to it as well.

Tenant Fees

We DO NOT charge fees to tenants moving into our properties.

Our landlords require a one-off security deposit which is normally an amount of 5-weeks rent and this gets secured in one of the government recommended schemes for security purposes and upon vacating the property this is refunded, so long as the property is handed back in the condition it is found in (you will be advised on the exact protection scheme when you move in).

Fees that CAN BE charged are:

Variation of Contract:

£50 (including VAT) per agreed variation at the tenant’s request to include the cost of the preparation and execution of new documentation.
£50 (including VAT) per agreed variation at the tenant’s request to keep a pet at the property.
Reasonable Charges for Breach of Contract:

Unauthorised late payment of rent after 14 days: 3% above Bank of England base rate.
£50 (including VAT) per agreed replacement tenant at the tenant’s request to include the cos of Right to Rent checks, deposit registration and the preparation and execution of new legal documents.
Reasonable charges for lost keys or security fobs.
Reasonable charges for de-fleaing a property as a result of tenants having pets.
Reasonable charges for gardening or grounds maintenance.
Early Termination

If the tenant wishes to leave the contract early and there is no brea clause, the tenant shall pay the rent until the start date of any replacement tenancy together with the landlord’s re-letting costs (in accordance with our published landlord letting fees); such costs to be no more that the maximum amount of rent outstanding on the tenancy.
Ask us about our FlatFair scheme should you not have or not want to pay the full 5-week deposit.

We are members of The Property Ombudsman (TPO) and Propertymark for our client money protection (CMP) scheme
