Initially dealing exclusively with sales, Colin started to incorporate lettings and property management into the business.

We currently manage hundreds of individual local properties for clients, as well as a large number of residential estates and developments in the Ealing area.

What agent could do to change your mind?
Not let in the first place, tell truth about properties, act professionally, act according to current laws, customs and manners, provide the same information over the phone and in writing, provide the same contract to proof-read and to sign, provide accurate, true information, train their staff to appropiate standards, improve customer care, return fees, deposits and rents without delay, act as if the take responsibility for their actions.

I suggest starting with basic skills - like not lying, communicating, taking (or at least pretending) interest, stopping rogue sales, trying not to cheat their customers, etc. Time for improvement will come later.

Drawing up tenancy Agreement: £160.00 (Inc. VAT) per applicant. Agreement will be uploaded for signing via DocuSign.
Deposit Registration Fees (where collected): £90 (Inc. VAT) per tenancy. Register landlord and tenant details and protect the security deposit with a Government-authorized Scheme. Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of the tenancy start date.
Inventory in fee: £151.80 (Inc. VAT) per tenancy.
Professional Inventory company to attend the property to undertake a Schedule of Condition to be compared against inventory when tenants leave

DURING TENANCY FEES
Additional Property Visits: £90 (Inc. VAT) per visit.
Should the landlord request property visits in addition to those within their existing Terms of Business, this covers the costs of attending the property.
Renewal Fees: £160 (Inc. VAT) per tenancy.
Contract negotiation, amending and updating terms and arranging for the signing of a further tenancy agreement.

END OF TENANCY FEES
Check-out Inventory: £151.80 (Inc. VAT) per tenancy.
Professional Inventory company to attend the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security deposit.
Fees for the service of Legal Notices (Section 8 or Section 21): £180 (Inc. VAT) per Notice.

Tenant Fees

Fee information
New assured shorthold tenancies (ASTs) tenant fees

Holding Deposit: One week’s rent.

Security Deposit: Five weeks’ rent.(This covers damages or defaults on the part of the tenant during the tenancy)

Unpaid Rent: Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.

Lost Key(s) or other Security Device(s): Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (Inc. VAT) for the time taken replacing lost key(s) or other security device(s).

Variation of Contract: £50 (Inc. VAT) per agreed variation. (To cover the costs associated with taking landlord’s instructions as well as the preparation and execution of new legal documents)

Change of Sharer: £50 (Inc. VAT) per replacement tenant or any reasonable costs incurred if higher. (To cover the costs associated with taking landlord’s instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.

Early Termination: Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.

Our complaints policy

We are committed to providing a high-quality service to all our clients. When something goes wrong, we need you to tell us about it. This will help us to improve our standards.

If you have a complaint, please let us know the details in writing, either by letter or email.

What will happen next?

1. We will acknowledge receipt of your complaint by letter or email within three working days of receiving it, enclosing a copy of this procedure.

2. We will then investigate your complaint. This will normally involve passing your complaint to the manager of the relevant department (sales, lettings, property management or estate management), who will review the matter and speak to the member/members of staff involved.

3. Within fifteen working days of your complaint being sent, we will send you a detailed written reply to your complaint, including suggestions for resolving the matter.

4. If you do not feel your complaint has been resolved, we will then invite you to a meeting during working hours to discuss and resolve your complaint. The meeting will take place within fifteen working days of us becoming aware of your dissatisfaction, subject to your availability.

5. Within five working days of the meeting, we will write to you to confirm what took place and any solutions we have agreed with you.

6. If you do not want a meeting or it is not possible, we will arrange for a director of the company to review the decision.

7. We will write to you within 10 working days of receiving your request for a review, confirming our final position on your complaint and explaining our reasons.

8. If you are still not satisfied after the last stage of the in-house complaint procedure (or more than 8 weeks has elapsed since the complaint was first made) then you can take the matter up with The Property Ombudsman: (or your chosen approved scheme) without charge”.
