Whilst it is nice to know that what would normally be blanketed under an administrative fee (what is that exactly? and why do tennants have to pay ? I feel this is a landlord cost.) was broken out into a background check cost -- I do not feel that the tennant should pay for that. I have my references and have everything to present to prove my good standing and if it is done the usual way then we should be ok. But ‚£90 to have it checked for a paranoid landlord should be their responsibility.

I did feel that the estate agent fees were particularly high and if another suitable room was available then this would have alsmost certainly made me go elsewhere. The fees are close to what i have paid in the past when renting an entire house, so in my opinion too much for a room. I would consider 120 reasonable - 150 at a push. Any higher then this will most likely push customers to agent free ads on Spareroom.
