I have to disagree. I have used BlakeStanley initially as a tenant, then as a buyer. On both counts I found them to be an excellent agency to find property through. As the managing agent for the flat I rented, whenever there was a problem (eg the boiler broke over Christmas) it was attended to immediately. The staff were always polite and attentive. Granted it did take over a day for them to respond to my email enquiry, but when they called back a viewing was booked immediately and the w ...

Tenant Fees

You will be required to pay a reservation fee equivalent to one weeks rent to secure a property and withdraw it from the market, which will be held during negotiations with the Landlord and whilst your referencing is carried out. Full terms can be found on the reservation receipt given to you at the time of making payment.

Once referencing is complete and successful, your reservation fee will go towards your first rental payment, which is due prior to the commencement of the Tenancy, along with a security deposit equivalent to 5 weeks rent which will be held in a deposit scheme for the duration of the tenancy.

Contract default advisory fee (per letter or email or call) £6 (£5+VAT)
Amendments to Tenancy Agreement*** £48 (£40+VAT)
Change of occupant* £48 (£40+VAT) plus referencing costs of replacement occupant
Replacement occupant referencing * £21.60 (£18+VAT) per replacement occupant

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.

Complaints Procedure

In order for your concerns to be addressed as efficiently as possible, we would ask that you raise your complaint in writing to the member of staff that you are in direct contact with. Your complaint will be acknowledged within 24 hours of receipt. The person in receipt of the complaint will aim to rectify your concerns within 3 working days of the complaint being made.

If your complaint hasn’t been resolved within 3 working days, it will be escalated to the Department Manager who will aim to resolve your complaint within 10 working days of the original complaint. If your complaint remains unresolved then it will be escalated to the Office Manager.

If the Office Manager is still unable to resolve your complaint within 13 working days of original complaint then it will be escalated to a Director.

The Director will acknowledge your complaint on the date that the complaint is passed to them. The Director will aim to rectify the problem to a satisfactory outcome within 2 working days of them receiving the complaint.

Your complaint should be dealt with within 15 working days of the original complaint, unless exceptional circumstances apply.

We are Members of The Property Ombudsman
If your complaint still remains unresolved then it can be escalated to The Property Ombudsman.
