We pride ourselves on being a forward thinking and pro-active company, delivering excellent service standards at affordable rates, aided by some of the latest computer and telephone systems available.

We have extensive knowledge of the local area. If you are new to the area talk to us about which properties and areas best suit your needs..

Not all letting agents are the same and it is important to consider the difference a good agent can have. Estate and letting agents are not regulated, but reputable agents will be members of self-governing bodies such as the Association of Residential Letting Agents (ARLA), the Property Ombudsman Scheme and a Tenancy Deposit Protection Scheme.

Simpson and West are proud to be members of all three, as well as being regulated by RICS. This means that we adhere to a strict code of conduct, ensuring your rights as a tenant are protected and that the tenancy deposit is registered in the correct way.

The majority of the properties that we offer are fully managed by Simpson and West, but we also offer tenant find only services, and we have the flexibility to offer a more bespoke service if required.

Tenant Fees

Overall Fees
£0 (inc. VAT), Pay Upfront

Relevant letting fees and tenant protection information.

As well as paying the rent, you may also be required to make the following permitted payments.

Permitted payments

Before the tenancy starts (payable to Simpson and West 'the Agent')
Holding Deposit: (1 week's rent)
Deposit: (5 weeks' rent)

During the tenancy (payable to the Agent)
For English properties:

Payment of £50.00 if you want to change the tenancy agreement during the tenancy

Payment of interest for the late payment of rent at a rate of 3% above the Bank of England base rate

Payment of £10.00 for the reasonably incurred costs for the loss of keys/security devices

Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy
