The agent could have told me the 'rules' of the sale from the start and not within 1 day to get a survey booked, as this is impossible.

What agent could do to change your mind?
They could have done their job with less incompetence, more willingness to sort out the issue and a more helpful approach. Julia Riley in particular was awful. When I entered their office, instead of a warm welcome and a cheery disposition she adopted the pose of a rabbit in headlights. She appeared caught out by a customer actually asking her what she had done, other than sit at her desk and make ineffective phone calls.
