Initial contact was positive. Agent agreed readily to match competitors' fees. Valuation was between 50-70k above those of other agencies which concerned us but were assured this was realistic. Still uncertain how this figure was arrived at as it did not relate to other sales achieved in our road or immediate area. First viewing matched the kind of service as outlined in the contract but quickly deteriorated. We had to undertake more than 50% of the viewings despite being assured that all viewings would be accompanied. We did not receive feedback promptly following viewings (still waiting for formal feedback from one viewing undertaken in October) We did not receive the weekly progress reports as promised. Overall, communication has been poor. We have initiated all contact with the office in the last 8 weeks. We proposed taking the house off the market at the end of November since interest in the property had ended. We were urged to remain as there was to be a significant sales effort after Christmas. However that was the last contact we had with the office until we contacted them in mid January to withdraw our property.
The initial fee structure was unacceptable. However the agency did agree to match competitors at 1%. This would have been reasonable had the service matched the level indicated in the contract

I had several valuation from all the local agents which were all very high and manufactured, Ian from sharman quinney was very honest in his valuation, they sold the property in a couple of week for the asking price, they charge more than any other agent but you certainly get what you pay for with... Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
