Finders Keepers = Tenants Weepers. Infamous for retaining tenant's deposits for the tiniest and most insignificant little thing. If you absolutely have to use this appalling agency, make very sure that the initial audit takes note of every miniscule defect - even things you think they'd never blame on the tenant. Take extensive photographs. This sly and money-hungry agency WILL use any excuse, however outlandish, to try to avoid returning your deposit. Far better to avoid them altogether if at all possible.

Extortionate. Hopefully new government legislation will prevent Finders Keepers from using their unfortunate tenants as a cash cow.

Oct 23, 2017Hi Maceo, I'm sorry to read your review. I agree that tenants should ensure that the inventory at the start of the tenancy is accurate. That document (signed by the tenant) forms the basis for our end of tenancy check and is what we use to determine whether something has been damaged during the tenancy. However, I do not agree that we use any excuse to avoid returning a tenant's deposit - there would be no benefit to us in doing so, as any money is used to pay invoices for cleaning/repairs and does not come to Finders Keepers. We have been renting as tenants with Finders Keepers for over 15 years and in that time the service has been a bit of a roller coaster with some excellent help and sometimes very poor service. Recently we have had to move out due to the landlord selling the property. The Finders Keepers representative was Sally Whiteside and I must say she has been a breath of fresh air. The transition out of the property was relatively easy and she kept us appraised at all times offering help, guidance and reassurance during this difficult time. Unfortunately the same cannot be said for some of her colleagues who have sometimes been abrupt to the point of rudeness when my wife happened to phone

Hugely over inflated - They seem to like charging 2-3 times more than work costs to complete.

I was unfortunate enough to have our rental property managed by Finders Keepers. Throughout the agreement they seemed to add no real value of note and at the end sent us a charge for wear and tear to the property of over £600 despite regular inspections where nothing was noted.
When it was pointed out that the landlord had caused most of the marks they were charging me for the amount became unspecified decorating costs and was reduced to £150 (it turned out the work had already been completed for only £300). Its worth noting that this was a 4 bedroom property that had been lived in for 2 years and they had stated had been left in excellent condition.
When this was challenged and court action was threatened I was told by Rob Tupman, Property Department Manager that I was not allowed to take court action, and that I could only use the TDS resolution service as the courts would reject my application and I would be wasting my time and money. Mr Tupman, Property Department Manager assured me he has "vast experience" of these matters.
This was obviously surprising as I'd taken legal advice, and had checked with the TDS themselves who told me - "Either the landlord or the tenant can take their deposit dispute to Court if they prefer."
Its fair to say that if you don't want to be ripped off and lied to about your legal rights it would be safer to use another agent.
If you currently are in a property managed by Mr Tupman, Property Department Manager I would strongly advise you to seek independent legal guidance when dealing with a deposit dispute. Unsurprisingly, you'll find Mr Tupman lacks any form of higher education let alone a law degree.

A property lawyer even told me that the amount I was being charged was dis-proportionate to the rental amount. I called around other agents and they had never heard of such high fees.
Also made me get a professional carpet clean and clean exterior of windows when I had been in the house for a couple of months. The carpet cleaner agreed that it was ridiculous to enforce this rule when everything was immaculate.

On the day I moved in the house was clean and spotless. All ready for my furniture without having to clean out kitchen cupboards and so on.

This is the worst letting agent I have ever dealt with. They have very high application fees, as well as other fees that then come up during the tenancy that are ridiculous and in my opinion amount to extortion. These high fees are not justified by their service which was poor, no-one returns your calls, you have to chase for answers to questions etc. I do not recommend them at all. At the end of our tenancy we spent a weekend cleaning the house to the point that it was spotless but they still forced us to pay for several hundred pounds of cleaning! Not happy!
