As someone new to being a landlord I decide to employ a professional agency to let may own house. It is not altogether clear from the initial elegant presentation but the fees of this agency turn out to be exorbitant. They charge a set up fee of 33% to which VAT has to be added. The agency fee is 15% per month which is added to the 33% for the set up fee, again VAT has to be added. They insist on their own carpet cleaning, gas and electrical inspectors. In my case the costs in the first month amounted around £2,000, it is not worth letting your property using this firm.

Hi there,
I'm sorry to hear that you feel your first experience of being a landlord was not good. Just to clarify, the set up fee is only charged at the beginning of a new tenancy for the work involved in setting up that tenancy - it is not charged every month. I worry there was a miscommunication on our part, as we never insist on clients using our contractors; we recommend people that we work with a lot because we are happy with the quality of their work, but if a client wants to use their own contractor they are very much allowed to. I rented a student property through Finders Keepers with the admin arranged by Jessica. The admin was dealt with swiftly which you would expect as there are so many students requiring property. I found Jessica to be very pleasant until after you've signed the agreement and they have your money and then everything changes and they become very unhelpful. No COVID issue when you want the property but often a COVID reason when you need to resolve something. Very landlord biased which made me feel uncomfortable as a tenant. Ellie, the office manager is very aggressive in her approach to clients.

Horrifically rude staff. I really don't understand why the lady doing call backs has a bee in her bonnet and was extremely rude. I have worked in customer service for years and always do my best to be nice to staff as a result and honestly the way this staff member spoke to me I'm so shocked. This was dreadful and I would advise against going to this agency. She was not helpful at all and every question I asked her, she responded with : look at our website. Wise up, this was disrespectful I'm surprised you can get tenants.

FK arranged a gas safety certificate on a property in Oxford through their subsidiary Bricks and Mortar last year and charged £154.00 inclusive of VAT. Reasonably attentive during the tenancy â although they always chose the cheapest solution to any problem, resulting in repeated call outs for things that could have been solved first time if done properly. But wait until you check out. They WILL make up some utter bulls&*t and take some of your deposit. And their contract is draconian. Much of it is inconsistent with the law and would not be enforceable by a country court, so don't be afraid to breach your contract. No matter how polite and friendly they are during the tenancy, remember the landlord is their client, and they will screw you during check out. Don't rent with them if you can avoid it.
