Speaking as a newly-graduated tenant, please avoid Bairstow Eves. The hidden agency fees are incredible, and are likely fixed to cheat individual customers. Most letting agencies will charge agency fees of between £100-200 for a one-bedroom flat. After I had selected a flat, I found myself hit with a non-refundable mandatory bill for £447, which I was told was for "background checks". When I protested this fee, the agent who communicated with me, Thomas Tidy, assured me that "no agent would charge as low as the figures you quoted" despite my own experience with my previous let. When I personally went to Bairstow Eves, his colleague was unable to quote the agency fee to me off-hand, only later calling me up to confirm Tom's figure after having consulted with Tom. Dodgy, dirty, cheating scumbags!
