I work professionally in commercial property, and have done for over twenty years. I needed two pieces of help 1. To manage my own block as I work in office, industrial & retail sectors primarily 2. to assist professionally in terms of Property Facilities management on a new residential portfolio of circa 50 properties across the South East.
On both counts John and Unicorn as an organisation more than fulfilled our requirements.
In terms of block management, having worked in property myself, I know what I am looking for technically and in terms of customer care / promptness in an industry often found lacking in these areas. Unicorn provided immediate improvement and communication to the occupiers and owners of our block which hugely assisted in getting works completed and in professional organisation of section 20 major repairs. This enabled us to have a hugely improved living environment, even counting for the sometimes overly picky and even difficult occupiers in this particular block. it was refreshing to say the least, and the responses in the block were very positive, which is difficult when you are spending peoples own money!
In terms of the portfolio for my firm, John took this major piece of work on with structured professional planning and pre-thought, that again surprised me, having known so many firms that promise but then let you down. He did work 'over and above' talked to all occupiers, listened, sought solutions that would help all parties and generally 'put himself out'. This was the same with the admin team in Unicorn, who backed up all issues with impressive electronic recording of all tasks through their innovative Elogbooks system, covering all planned / reactive and indeed Health & Safety works, so that my firm could always , at the touch of a button literally, report immediately to our Fund Management / Investment clients and all occupiers and owners. Financial management has also been a 'behind the scenes' strength, which is hugely important both from and owner and occupier point of view. Impressive.
Frankly, one of the best experiences of working in partnership I have come across, and to find it in a growing and keen company, with engaging friendly staff was nothing less than a revelation . I will be and do actively promote Unicorn whenever I can simply because finding this type of firm is so very rare.
