Some of the ways that Central operate wouldn't be so difficult to handle if buying in Walthamstow weren't so ridiculously fast-paced and cut-throat. For example, being asked by an agent to 'call me in the morning' in order to find out whether an offer has been accepted, and finding they're on annual leave would be odd (why did you ask me to call you if you knew you wouldn't be there?) but not too problematic in a situation where properties weren't selling in a matter of hours. However, Central are more than aware of the nature of the market at the moment, and not only did they fail to give us enough information in these minor ways, but they played all sorts of other exciting and less forgivable games, for example:
- ¢â‚¬Å“Yes you do have until tomorrow to think about making an offer- no-one else is viewing this property today (apart from the people who are, and will make an offer to my colleague's mobile at 11pm)¢â‚¬Â.
- Richard: ¢â‚¬Å“Yes, I'm advising you not to increase your offer at this stage¢â‚¬Â¢â‚¬Â¦ followed the next day by Jas: ¢â‚¬Å“Oh, did nobody tell you? Richard is on annual leave. The vendor accepted the other offer because the buyer increased it. You'd like me to relay your increased offer? Well, that's going to be difficult, because the other buyer is walking to the office now to sign a contract, in fact I see her outside, in fact- yes- she's opening the door and coming to my desk to sit and sign it now, she's picking up the pen, so I'd say no, probably not worth increasing.¢â‚¬Â
- Neil leaves a voicemail on my mobile weeks after having our offer accepted (the survey has been ordered, we are in twice-weekly contact with Richard): ¢â‚¬Å“We've been trying to get hold of you for weeks and you haven't returned any of our calls. Unless you get back to us today we're going to re-market the flat¢â‚¬Â. I called back and advised him to speak to Richard (at an adjacent desk) or to Nicola (on whose phone we had left three messages to which she hadn't responded). He was unapologetic.
We survived the process with Central because we developed a good relationship with the vendors and communicated about everything entirely through and with them - otherwise I think we would have lost our minds.
What agent could do to change your mind?
Not for all the tea in China.
