I was a long-term tenant, and while you want the smaller companies to do well, I wasn't impressed. This one's had 2 core members during its various incarnations (Kings Residential Ltd; Astra, and Bright Estates) ¢â‚¬â€œ an estate agent, and a woman who covers the daily admin side of things. Over the years they've brought in some younger staff members who are often helpful, but once trained never stay long enough to settle giving high turnover. To give a few examples:
- The hinges on the oven door broke - a totally straightforward minor job on an oven in warranty, so a workman was sent to look at it, before going off to order a part. He was going to return, but when he didn't turn up I found out he'd been let go. They were waiting to employ another maintenance man. The next time, the same thing happened!
It started to get silly after several months by the time the third, fourth, fifth, sixth and SEVENTH workman had hired, but then let go a couple of weeks later after looking at my oven! At that point our contact suddenly changed her mind and decided they weren't going to fix it after all, but instead tried to claim we had to pay to replace the entire oven, despite this being entirely clearly untrue. To be fair, some time later the main estate agent saw it and was genuinely apologetic about the decision, getting it sorted out within the week.
That was the most straightforward of repairs, which took TWO YEARS; visits by NINE different workmen and countless phonecalls, yet took under 5 minutes and cost under £40(!) The problems were down to the way the maintenance men were let go and their jobs weren't monitored, but it was the dodgy practice of trying to charge us hundreds of pounds, and not using the landlord's warranty which made the business look much, much worse from then on.
- A full wall blind came down bringing down plaster having been put up incorrectly (4 screws instead of 12). It took 6 months to get a simple repair simply due to being extremely disorganised and not having a system for property management tasks. This time the poor workman turned up having been hired that morning, lacking the basic tools required!
All these things cost the landlord and the tenants much more time, hassle, and money. I'd been warned by members of staff over the years about the dubious claims the main staff tend to make on deposits ¢â‚¬â€œ fortunately as a long-term tenant I got away lightly, but they still made some dodgy claims, which wasn't impressive. Hopefully they'll improve systems over time, but I'd recommend saving hassle with the bigger professional companies.
