To begin, I think C.J.Hole are expensive; the agency fees entailed for finding us a two bedroom property were almost £400! I think fees this high are offensive given the little work involved finding us a property (The landlord was probably also charged for this ''work'').
C.J.Hole to their credit (and lawful necessity) are up front about the fees, so perhaps this can be forgiven, however after this they also include in all of their contracts a clause stating that tenants must purchase 'tenants liability insurance'. They include leaflets for their desired insurers (Homelet) who they obviously get some sort of kickback from.
I do not understand this insurance. When I sign the tenancy I agree that I am liable for any damage that I do to the property, surely it is my choice how I manage that risk? As me and my partner are both professionals, can we not choose to simply pay for any damage that we cause (in the unlikely event that we cause damage), rather than pay for unwanted insurance? Not it would seem to C.J.Hole!
To make purchasing this insurance worse, the kind of insurance they stipulate is really uncommon and upon calling several reputable insurers I was informed that they had never heard of that kind of insurance and didn't know where I could get it from.
I only found two companies which sold the insurance, one of which being the company who C.J.Hole recommended and who upon further research I discovered had a history ot concernign regulators in thier practice of insisting tenants to buy insurance they do not want/need (Search: ¢â‚¬ËœHomelet suspended').
I'm don't know if clauses like this are legal, but it is certainly not moral and I expected more from C.J.Hole (a company that prides itself on reputation) than to include a term like this.
A brief summary of the rest of our tenancy: Damage to the property upon check in was missed and it took a while to get the faults recognised by C.J.Hole. The agents insist upon quarterly inspections which is obtrusive. Despite being managed by them, I could find no out of hours maintenance number except one I was provided during the Christmas holidays.
The staff a polite, but the policies practiced by this agents are unfair; I would not recommend them and having spoken to other C.J.Hole tenants I have say that they share my sentiments.
My advice is to only use C.J.Hole if you have to!

Getting extra kickbacks via insurance companies is wrong!
