I had a rent for 2 years through this agent, Orchards of London. I paid the deposit to Them, but They passed it to the Landlady, which is illegal in recent years. The Landlady requested me to pay the council tax and TV license fees to her, which was also illegal. Although this agent managed the property, They did not let me know, solve the problem, or further, They supported the Landlady and sent me a nasty mails. Towards the end of contract, it turned out that the Landlady did not register my deposit to a scheme, which is again illegal. Of course, the Orchards of London said that it was not their business. We will take Them and the Landlady to the court. You should learn from my story before you do business with Them.
Comment on agent fees
They took relatively high administrative fees upon making contract. I know other tenant paid a lot for extension of contract.

What agent could do to change your mind?
This estate agent is not doing the job. Nothing is done in a professional way and they tend to always offer solutions that are not legal or quite borderline. They never will be able to change my mind. The best thing they can do is to close and stop bringing such a bad reputation on estate agencies.
