Dreadful experience. Stay away from this agent at all costs. House should have been empty on moving in but wasn't . Had our removal van waiting while old furniture was moved out. Were told house would be cleaned before moving in but we ended up doing this as the old stuff was removed. House was filthy. Garden was overgrown. A gardener cut the grass when we were on holiday and left all the rubbish in the corner for use to get rid of. The boiler broke down within a week. We reported damp in the kitchen which took 8 months to be sorted. Contractors were booked for various jobs but the office could never tell us who was coming or who had been in our property. Bit worrying when all your stuff is in there! Never the right person in the office when you call. They're always out. Then when we needed to end tenancy early, they didn't advertise for weeks, no board up for weeks, advertised it incorrectly for 5 weeks then changed it, landlady then decided she might sell and month later decided she wouldn't but we are still being held responsible for the rent during that time! Shocking from start to finish and still rumbling on. Since handing our keys in we have been expected to either pay £150 for a gardener to cut the grass which was perfect but has been left to grow or go back and do it ourselves. We haven't heard another thing since sending a second email a week ago with all our grievances and the threat of contacting ARLA. Still no deposit returned as yet as they haven't completed the paperwork for it to be sorted out. DO NOT use Charles Lamb Lettings.
