These agents are a complete pack of "*".
You only have to ask yourself, how does a lettings business bag the bottom story of one of the most exclusive developments on the peninsula? How do they all drive around in top brand new Audi's and wear £3000 suits?
The answer unsurprisingly is by keeping YOUR DEPOSIT! yes, you the sucker. Whereas outside of london - Landlords pay a fee to let their property, with chase evans landlords pay NOTHING - all the costs are basically on you. If your rent is say £1300pcm - your move in cost once their fees are paid come in the range of 100's of pounds..costing in the range of £3500-4000 to actually move in.
And thats not all, if you want to move out early, they will agree and then attempt to keep your entire deposit charging you a move out fee of 10% of your remaining monthly rent which unsurprisingly nearly always equates to your deposit being wiped out.
My deposit was £1900 - which they proposed returning none of - the description was "Reasonable fees" as their explanation. Yeah? we will see how reasonable the DPS thinks your unfair contract terms are when i get my full deposit back
Also they produce a 20page report upon check in and a 40 page report upon check out scrutinising things such as nicks in door frames, and lightbulbs being blown as a reason to keep massive chunks of your deposit.
They also register the deposit with 'mydeposits' who proudly claim to assist the landlord to be in control by letting him lodge the deposit in his own account - I Will update this post as the dps comes to their conclusion but your conclusion on this letting agent is :: Look at their mansions compared to the conditions you live in and realise that you are g oing to be the one paying for their lifestyle.
Verdict: avoid this agent like the plague - Felicity J Lord are superior and i got my deposit back every time from them!
What agent could do to change your mind?
Need to realise that the deposit money is for protection of the contents of the flat -- not to appropriate in their own bank account to pay inflated fees

Yes
As I KNEW would happen, the DPS Returned my full deposit minus £58 for lightbulbs and cleaning.
That was after being dragged through the DPS process kicking and screaming and filing things late, dragging it out as long as they could and then in the middle of the process withholding a new reference for a new apartment due to the dispute.
Anyhow - moral of the story is, never accept that they can just keep your deposit for 'landlords reasonable fees' and challenge it every time. the DPS will rightfully side with you
