Secondly, how many times did they have to ask you before you fixed everything?

Thomas in response to your review, you moved into the property in June 2012 you were provided with a full photographic inventory and had previously viewed the property prior to occupation, their as you know were no signs of mould or damp in the property, you reported mold on your clothing in August 2012, I personally visited and photographed the damage, as you know their was no sign of mould or damp on any walls, ceilings or floors which was strange, following my visit I instructed an independent damp expert DWC to check the property, their report sent to you on 13/09/12 clearly noted no damp or mould in the fabric of the building, their conclusion was that the mould on your clothing was caused by poor ventilation and excessive humidity, you comment regarding the windows being painted shut is incorrect as since we sent out the ventilation, condensation notes no further reports of mould or damp have been made, additionally we have previously managed the property since 2002 without issues, and the subsequent tenant has had no damp issues either.

With regard to the Electricity issue we were unaware that the common area lighting was attached to your supply, this only came to light when you fitted a prepay key meter to your flat and let the credit run out, once you reported this we contacted your landlord who once provided with the facts paid you compensation for the previous usage and reduced your rent by £10 per month to more than cover the common area usage, you accepted this without dispute.

Your initial 6 month tenancy expired in December 2012, despite the issues above you continued to rent the property for a further 9 months until 21/09/13. When you vacated the property, the property was handed back in good order with no signs of the apparent damp or mould, initially we refunded 75% of your deposit but with-held monies as despite our request in writing you failed to change the pre-pay meter prior to vacating, we managed the meter change at no cost and you final deposit 25% was returned.

Your comment in the header that our fees are unfair, the day you viewed the property your were provided with an application form which clearly shows our fees which you accepted, these are pretty much in line with any ARLA Regulated agent in the City & County, some charge more and some charge less.

We do have a complaints procedure, and redress process with both ARLA and The Property Ombudsman which at no time before, during or after your tenancy ended did you take advantage of.
