We lived in the property a very long time. When we moved in we were horrified to discover that the walls in the living room were covered in children's scrawl and that the carpets were filthy - the previous tenants' things had covered it over when we viewed.
MM did manage to get the landlord to repaint that room, but the carpets in living room and hall stayed horrible the whole time. We had to buy two rugs to try hide the stains.
When we moved out, it was the usual thing of the cleaning costing the earth 300 pounds, and then 100 extra for a full carpet clean on those ratty carpets that we had to cover up, because of what they called a red wine stain and what we knew to be a ribena stain from those children!
We also put a British Gas Hive heating control in - an asset to any property you'd have thought, with heating controlled both locally with a fixed controller and also over the internet from your phone. It cost us a total of 304.20 to have it removed - something British Gas estimated as a couple of hours' work tops. So beware, never improve a MM property without permission, it might cost you dear.
In all we lost over £1000 of our deposit, despite paying the not inconsiderable rent monthly for almost 3 years, and keeping the property as well as we would have if it were our own (apart from the fact that if it were, it would have had a shower that worked for more than 2 people, a new bathroom, a new kitchen and carpets and curtains throughout).
It seems totally unreasonable to me that landlords don't bear some costs in renting their property out. In any other business you'd pay to maintain your capital asset. I am so glad that at last we've sold our house abroad and have bought a house. Sheer joy.
What agent could do to change your mind?
To have kept any of the deposit for that house, given the amount of rent we'd paid, and the fact that we left the house as you'd expect after 3 years, is criminal and unkind.
