I rented properties in Brighton & Hove for 12 years and used about 10 different agencies. Cambridge Residential are by far the worst of the lot.
Don't be fooled by the charming sales patter or the nice offices. Once you have paid the massive admin fee and signed an agreement they treat you like absolute garbage.
A broken shower took four months to fix, a bedroom blind took 2 months. They didn't even bother with some of the other things we reported. The worst point was that the plumber used to fit a replacement boiler was not GasSafe registerd (unqualified to fit gas appliances). Luckily for us, only the waterpipe leaked and not the gas pipe but still damaged about £500 of our personal property (for which they refused to compensate us).
We put up with them not managing repairs, not returning calls and losing sets of keys in the hope that they would treat us favourably when we moved out. They did not! They tried to charge us for everything under the sun including £2.50 for re-tying a knot in bathroom light switch, £5 for screwing a bit of plastic back on a pedal bin and £10 for a small scratch on a door even though they weren't going to repair it!
In summary, they are probably great if you're a landlord because they save money on repairs (by not doing them) and extract every penny that they can get from tenants.
Avoid like the plague!!!

What agent could do to change your mind?
Tenants should not be pushed into binding, no exit contracts. All repairs should be dealt with promptly and respectfully. Staff should be respectful. The employer should do outmost to minimise staff turnover and for tenants to have a single staff member point of call. Tenants should be allowed to put decorations on the wall.
