At the viewing, they lied to us about the age and nature of various appliances and contradicted their own paperwork regarding salary to rent ratios required to rent their properties.
As other reviewers have noted they let the property to us in a filthy dirty condition. They actually took inventory pictures of flakes of paint on the floor, rather than just hovering them up like we did. Things I had presumed would be removed before we moved in, such as irreparably broken items of furniture, were actually made part of the inventory so we couldn't even remove them ourselves. The flat was full of personal items from previous tenants, as well as stacks of unforwarded mail that they just left for us to deal with. They had taken the meter readings two weeks before we moved in and then left the heating on, as well as an immersion boiler. They denied the existence of a water meter, despite information provided from United Utilities, and gave us no assistance in locating it. However, one of the conditions of our deposit return was to give them a final water meter reading.
Repairs reported to them at the start of our 13 month tenancy were not rectified. These mostly related to the cooker - the oven dial had completely worn away so you had to guess what temperature you were cooking your food at. Also the extractor hood didn't work which meant the kitchen filled up with steam and condensation every time we used the hob, because there was no window to provide other ventilation.
At the end of our tenancy, the letter confirming how much, if anything, was to be deducted from our deposit never arrived. I had to call 3 or 4 times before I actually got anywhere with chasing this up - eventually a hostile and evasive employee told me they were going to make deductions but couldn't tell me how much because they hadn't received the invoices from the contractor yet. I asked how it was therefore possible that they could have already sent me a letter if they didn't know the amount and had to remind them that they could actually only make deductions from my deposit with my consent. Despite allegedly having had no invoice through from the contractor, the same employee e-mailed me about 5 minutes later proposing to deduct over £200 from our deposit. When I advised them that I had taken detailed, thorough and dated photographs of our property before we left, they immediately acknowledged that they had tried to charge me for things that they shouldn't have, reduced the amount and waived the admin fee. After a bit more toing and froing, we eventually settled on an amount of £50, which I agreed to only because we hadn't been able to get the inside of the oven as clean as we would have wanted to.
I would never rent a property from this company again. The rent we were paying for a property in the M14 postcode was not insubstantial (£625 per month) and the admin fees we paid were even more astronomical than usual (over £320 for a joint tenancy application). In return we received a dishonest and extremely poor level of service. Despite letting the property to us in an embarrassingly dirty condition, they of course went over the property with a fine toothcomb at the end of our stay and attempted to penalise us completely unfairly and disproportionately for fair wear and tear in what was already an extremely tired property. The flat was given back to them in a cleaner and tidier state than they let it to us. As an indicator of the standard we leave flats in, I would add that in the flat we rented prior to this one, from a different letting agent, we received our full deposit back within less than a week with no squabbles whatsoever.
I am sure Philip James will post something to say that the property was not ready to re-let. However there doesn't seem to be any evidence of them actually using the money they keep back from people's deposits to repair, update or even clean flats prior to re-letting, if my experience is anything to go by.
