We put in an offer which we were told was accepted by the landlord provided he could sort out some details about furnishings. We phoned every other day for ~10 days because they never updated us.
In that time, they accepted an offer from another applicant and left us in the lurch, in spite of still telling us the landlord was sorting details.
In doing so they broke 3 codes of conduct of TPOS (The Property Ombudsmans Service) and 3 byelaws of ARLA (Association of Residential Lettings Agents), which they are a member of.
The most important one being section 6d (if i remember correctly) which states they are obliged to inform us of any other offers from other potential tenants.
When I phoned to question them on this the manager lied, saying they had informed us of the other offer and was condescending e.g. "What do you expect us to do?"
Very unprofessional and (I believe) bordering on illegality.
No apology, poor communication, liars.
