I have looked into this matter following your comments and I do understand that you were quoted incorrect information in respect of the service charges and in regards to the 'chain-free' aspect of the sale.
You are correct in that we rely on information provided by the vendor (e.g. in respect of service charges), and in this case we were given the wrong information by the vendor. We do always endeavour to verify any information provided to us, but often it is not always possible to check these details if the documentation is not made available to us.
In regards to the property being sold 'chain-free', I understand that we were advised of this by the vendors when the property was first marketed, but their plans changed at a later date. Unfortunately there is little we can do to prevent this and regardless of any clause in our agency terms, it is impossible for us to enforce any agreement to vacate by a certain date, as the very nature of buying/selling a property is subject to contract.
We're sorry that these issues reflected on the service that we provided, but pleased to hear that you found that communication was good, as employ a dedicated sales progressor to ensure that buyers and sellers always have a point of contact working to keep the sale moving forward as quickly as possible.
We wish you the very best in your new home and thank you for your feedback.
Best Regards
Craig
