I'm not a fan of Estate Agents. I think I have most people's attitude that it's a lot of money for what? But let me tell you of our experience with the sale of our house in Burghfield Common.
It went onto the market in 2012 with an upmarket company in Reading. After two visits in the first month it seemed to be transferred to a partner company in Burghfield Common to take the lead. Our thoughts had been that putting it with a reading estate agent it might pull someone who needed a bigger house than their Reading budget would give. The Burghfield Common estate agent put some effort into it with three viewings. Then nothing. We pulled it after four months.
We returned to it about four months later by giving it to the other estate agent in Burghfield common. We did have a valuation after a mail shot from Sansome and George in Mortimer, Nick Smirthwaite, but I felt I had heard the story before about selling average of 12 viewings etc. We went with the Burghfield Common company, as the estate agent we then dealt with had sold our last house 13 years ago, then with another company in Mortimer. Good news I thought. Unbeknown to me in the following month he left them. We had about four visits in three months. Very poor service overall, no one responsible it seemed. We pulled it again.
Early in 2013 we tried one of the big internet based companies. Absolutely nothing.
So my wife rang Nick again. We met him and again the story about "my average is 12 viewings". Forced to accept by my wife we commissioned S&G to sell it.
So here I go. I can only say what a professional person Nick Smirthwaite is and a tireless worker. He attended all the viewings turning up ten minutes early each time to wait for the clients. He would stand outside waiting for them, sometimes in frustration as they didn't turn up (why do people do that? Not even a call to him. Ignorant if you ask me). He kept us regularly updated and never gave up. I think it took 8 viewings to sell. During the negotiation it also didn't feel like he wanted us to take an offer that we were not happy with. No pressure just opinions and experience. Since then his follow up in keeping everyone informed and sorting out a completion date with some difficult requests has been very efficient.
So I have to eat humble pie and say he did a great job and I can't recommend him highly enough.
