Tony John showed us round this house which we liked very much. He hinted that the owners were expecting around £10k more than the asking which we anticipated. In the end, the deal was done on £15k over the asking which I thought would encourage the vendors to expedite their own moving arrangements. This was all the more important as with two school age children, we needed to have the sale in the bag and completed within four months, or as close to it as possible. The vendor hadn't yet found a property but what rang alarm bells was that they hadn't found a solicitor either as they were seeking quotes. This carried on for three weeks with me signalling my increasing concern to Tony and Marcel that we did not have infinite time, but I also sensed that C&N were more concerned with not upsetting their vendor. Finally today, I got a call from Tony who said the vendors had found a place. but the vendors felt because of the time elapsed since I put in the offer and finding somewhere, that the house is now worth more. Would I like to increase my offer on their house (why? to pay for their complacency??). I said under no circumstances and withdrew my offer a few minutes later. This sort of thing may be a sign of the times but I feel I made a very good offer, and C&N should have been more supportive. Remember, at the end of the day there is only one sort of client and that is the one that pays. Also, my message to the vendor, over-priced houses tend to fall foul of surveyors.
What agent could do to change your mind?
C&N should play for both sides. That is the role of agents.
