I approached Oliver with regards to renting a flat in Hove. I was ready to move forward with application and provide a holding deposit for which Oliver had verbally explained could be refunded should I or the Landlord change our minds about the letting. Oliver provided me with a document to sign which I read carefully and it included deposit amount and stated could be refunded if there were any changes. He had me fill in an application form and sign it, however I thought it was just an application form and did not see the written statement at the bottom regarding non-refundable deposit. Within one hour from leaving the office, I phoned to cancel. I decided to not rent flat as Oliver noted landlord is seeking to sell flat within 6 months and thought maybe this will not work for me in long term. As I said, within one hour of providing £250 holding deposit I decided to cancel my application and never signed an AST. Felt I was defrauded of £250 and now seeking legal advice. Had Oliver been a person of principle, he should of refunded my deposit as I'm still seeking a flat to rent and would of continued to work with him. Moving to a new home is stressful enough. I will make it my priority to seek justice and issue complaints with Property Ombudsman, ARLA, TDS, and Office of Fair Trading. All I can say to everyone out there is take your time when dealing with rental applications etc as these agents are banking on you making mistakes. Not nice to take advantage of people. But then again, look at all the reviews on this estate agency. Obviously they have not learned what good customer service is about.
