Evening
I am currently coming to the end of a 12 month tenancy (originally managed by JM lettings, but taken over by ROMANS), and the Landlord has decided not to renew the tenancy as he plans to sell the property. I only managed to find this out as one day I was in work and I received a text message from Romans stating that my checkout of the property had been booked for a said date. - myself and my partner had no idea the landlord was planning to sell as we had yet to receive any notice that our lease was not going to be renewed, not even had the section 21 issued or delivered before we got this text message.
I am an Ex soldier having only left the Army a Year ago after almost ten years of service, but essentially Romans informed me that my lease wasn't being renewed (as the landlord is selling) via a text message before formal /legal notice had been served. When I complained first of all the Bracknell office were apologetic (verbally) and admitted to a mistake being made, but when I asked for a detailed apology in writing and a detailed breakdown of how and why they made this mistake they initially agreed. I then received another phone call stating that they had not done anything wrong and would not be sending me a formal apology as I did not deserve one.
I then emailed head office, who then made the Bracknell manager ring me the next day to apoligise again formally and to put that in writing, I am still yet to receive a detailed breakdown in writing of how this mistake was made
On a side note we have now been looking at other properties being LET by ROMANS, and I was going to put in an offer on a place we viewed yesterday, However have put that on hold for the time being having been informed of the admin fee that ROMANS charges - for myself and my partner to rent a property that is 750pcm, I would have to pay ROMANS an admin fee of £624 in total (after VAT). As an existing tenant i am entitled to a 15% discount but still £624 pounds for to people is insane - its almost a months rent ??? how is this possible? how are they allowed to charge this amount, as my original fees were exactly half a year ago??? also am liable for a separate charge of anything between £70-£140 for a check in, shouldn't this be included in the admin fee. When i asked the letting agent of a detailed breakdown of what my admin fee paid for exactly he was not able to tell me or assign cost to any one process and was quite panicky about the whole subject. I have done a rough costing of what everything is required in an admin fee, and when i crunch the numbers i cannot get a figure more than £200 pounds - that's including labour, as all the checks etc that are required are relatively low priced, and anyone can do them, you definitely don't need any qualifications or degree level education there!
Also how are Romans fees this high when other agencies are half the price?
