My wife and I have been landlord with Henry Adams (previously Link) for almost 15 years. We now have 2 properties with them. I have found the general management of the properties including paperwork, communication to be very good. In particular our residence overseas for a large portion of this time has not been an issue as most of our communication especially last 10 years has been by email.
For the larger property we have been fortunate to have the excellent support of Lesley Humphrey who has been with Link/Henry Adams throughout the full period and therefore knows both the property and the long term tenant, and therefore provides us with a positive service because of the knowledge developed through long term involvement on this property.
For our smaller property we have had good support in general, the only comment I would make as a comparison is that on occasions we have suffered a little because of the higher staff turnover in responsibility for managing this property, resulting in a lack of background or knowledge on some issues occurring at an earlier date. (Note- We have one other property managed by another agent and this situation of continuing change of contact person for the property has been a major headache, so I am pleased to say the comment re Henry Adams managed property is not major but one to bring to attention as a mild comment) I certainly liked the service recently to replace oven and hood, we received the feedback on the inspection as well as the potential solution in the same email, and it was easy to give a decision.
One thought for future is whether it is practical to appoint a single customer manager to be the prime point of contact to the specific landlord, either for all their properties or at least one for each.
