By far the worst Estate Agent I have ever had to deal with. After just five weeks of living at the property the landlord decided to sell at which point Lauristons marketed the property immediately, breaching the tenancy agreement in the process.

The tenancy wasn't due to end until mid December but from September onwards we were inundated with requests to show people around the property, often with less than 24 hours notice (as stated in the tenancy agreement). This was particularly frustrating as we all work full time and were being bombarded with phone calls and emails while at work. At the end of the tenancy, we took time off work to ensure somebody could be in the house for an inventory check, however, nobody turned up and the inventory was later done in our absence, we were then sent a bill for a number of things which we disputed.

I will never deal with Lauristons again in any capacity. I am now looking to buy a property but would not even look at the properties managed by this estate agent.

Dear Alex,

Thank you for your comment, the landlord decided to sell your proeprty shortly after move in, we were unaware of this plan upon letting the property, but never the less we did take their instructions to sell. It was not our decision to sell the property nor is it in breach of the tenanancy agreement to sell a property with tenants in sitio.

Requests were made to you and no viewings went ahead without your prior notice as far as I am aware, when any were reported to be inconvenient - then they were rearranged without quibble.

I would like to investigate further why the inventory appointment was not attended if indeed an appointment was arranged and agreed. Of course any proposed deposit deductions would have been agreed and put forward by the landlord on receipt of the check out report. We act upon the landlord's instructions in this regard, we do not decide which proposed deductions are made to a deposit. As an aside, you do not necessarily need to be present for a check-out inventory appointment as it is an independent third party drawing up the report. Should you have had any objections to the deductions - then I am sure you are aware of your rights to go to independent adjudication as per the presribed information in your contract.

I would appreciate if you could drop through a bit more detail on the above, particurarly the missed inventory appointment, we are regularly reviewing our independent contractors we use to ensure the best levels of service. I regret that the landlord decided to sell the proeprty you are renting so shortly after moving in, but we are not able to control this decision as I am sure you are aware.

Sorry to hear your disappointment with the service. The deposit release can be a difficult process as it has to be negotiated between us, as the agent, the tenant and landlord. Our property management team endeavour to make the deposit return hassle free and I'm sorry that this was not the case on this occasion. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
