Kings Accommodation Customer Complaints Procedure
At Kings Accommodation the service we offer to you is important to us. If you feel that you have a complaint about Kings Accommodation the following procedure is in place to help you resolve it.
Stage 1
Please write to the Manager:

You will receive an acknowledgement within ten working days of receipt of getting in touch with us and a full response to your complaint within 14 working days from acknowledgment date.
If the nature of your complaint is such that we need further time to consider it we will contact you and let you know the reason for the delay.
Stage 2
If you are not satisfied with the outcome of your complaint at Stage 1 you can refer the matter to Kings Accommodation Director; Matylda Nowak who will review your complaint and the response sent at Stage 1.

You should outline the reasons you are not satisfied with the response to your complaint by Kings Accommodation. You will receive a response within the same timescales as outlined in Stage 1 above.
This complaint will also be acknowledged within fourteen working days of receipt and an investigation undertaken.
A formal written outcome of this investigation will be sent to you within 21 working days.
Following the director’s investigation, a written statement expressing Kings Accommodations' final view will be sent to you. This will include any offer made. This letter will confirm that you are entitled if dissatisfied to refer the matter to The Property Ombudsman (www.tpos.co.uk)within six months for a review.
The fee of £360 is inclusive of VAT, this fees is not just for "moving in" the fees is for referencing included credit checks, contracts and the inventory at the start of the tenancy. some agents charge separately for each stage and eventually this adds up to a similar total. This fee also includes Kings Accommodations administration fee. All agents charge a fee when renting through an Estate agency.
with regards to the check out fee this includes the agent going to the property and comparing the property according to the inventory report at the start of the tenancy then drawing up the report with any evidence (if needed) for a dispute. All fees are clearly explained prior to the commencement of the tenancy. All tenants have seven days to go through the inventory once they have moved in and to make additional notes with evidence that will be considered at the check out. It is very important for tenants to check over any inventory report once they have moved in as after seven days it as deemed accepted by the tenant.
