Sheffield Residential seem to be tailored more to the student lettings scene. We rented a property with them as a graduate couple, The house was let to us at a reasonable rent and all the initial charges seemed to be competitive with other letting agencies in Sheffield. We were offered a 6 month or 12 month contract, we opted for the 12 month. As our contact started in the July the property was deemed a student housing option this meant that in the November we were asked to renew for another year or loose the property the following July (the property was put back on the website for students to view). To renew the contract cost us £100 per person (even though nothing had changed). As we liked the property and the area we stayed in the property 3 years, thus costing us £600 in renewal and admin fee's (absolutely outrageous amount of money).
The company inspect the property periodically (every 3 months), this caused us issues with no warning etc, periodic visits seem to be quite normal now but contact was an issue for us. Staff turn around seems to be quite an issue too, we had several changes of property manager over our time with them, staff where reasonably professional.
When problems arose with the property we found it difficult to get them sorted quickly. We had several issues including a condemned oven that took 6 weeks to replace. I called every day as we had no means of cooking. Staff did not see it as urgent and did the bare minimum to speed up the issue. Additionally we had blocked drains and no toilet facility that took 2 days to fix. Finally the deposit took over 3 weeks to be returned to us, to retrieve the deposit we had to provide bank and bill evidence that all bills etc were paid.
Overall i would advise to avoid them if you are not a student, but it is not as easy as that if you fall in love with a property on their books.
What agent could do to change your mind?
The agent could be tailored with 2 contracts, a student and a professional. charges should be looked over for long term tenants.
