I viewed a repossession property that was for sale with Molica Franklin, walked out of the viewing, phoned their officef from my car and offered full asking price. They asked for mortgage broker details and said they'd get back to me. Hours and hours later I hadn't heard back from them, one would perhaps expect a courtesy call with some kind of update. I called them and obviously having seen a copy of our mortgage offer realised we could afford to pay more - so told us we would have to increase our offer (told us a storey about how their client had lots of interest in the property and lots of viewings booked so to take it off the market we'd need to pay more) Reluctantly we slightly increased our offer..... and two days later we still hadn't had a call from them - we were doing all the chasing and we began to wonder if they had even submitted our offer to their client. We had enough waiting around so we called their office and told them (in no uncertain terms) that we were withdrawing our offer. 6 weeks on we are about to complete on another property and Molica Franklin actually called us 2 weeks ago to try and revive our offer as the property is still on the market! Haha!! I guess they have messed other people around too. If I was buying or selling again I would not waste my time with them. There are so many helpful agents with integrity out there, these guys do not fall into that category.
What agent could do to change your mind?
It was wrong of them to tell us to increase our offer after seeing our mortgage paperwork, and even if there was no news from their client they should hace called us regularly to update us - even if it was just to say "sorry, no news yet - our client is blah blah blah" but they took our offer kept us dangling and did other viewings for 2 days and tried to hide that fact.Attached Filesnbsp;

Had a really bad time with Monica Franklin. I payed my holding fee and all of that got my credit checks done and 2 months down the line I get an email not phone call to say the people have pulled out really not good

What agent could do to change your mind?

What agent could do to change your mind?
I have rented through other letting agents who would address any repair problems immediately and subsequently bill the landlord. It should not be a case of the landlord's discretion to decide whether they wish to pay for repairs or not, it should be a condition of their letting agreement. I do not have a problem with the staff, despite all the problems I have encountered. Gill is lovely and very professional, although Stacey can be a bit rude and irritating, as she will not answer a direct question and instead tries fobbing you off with an explanation of how many properties Molica Franklin deal with and how much work this creates for them. As a tenant, this is not my problem. If the company have taken on too many properties to be able to provide a decent service, the amount needs to be reduced until it is manageable.Attached Filesnbsp;

Having sold properties locally over the last 20 years it is still upsetting if we don’t reach a customer’s expectation and as a result receive a complaint. It even more upsetting when the complaint is unjustified. We go to great lengths to help people move with less stress and are renowned for giving upfront and honest advice. Fortunately during this time the complaints have been minimal.
