We were marketing this property ourselves, but were contacted by Reeds rains having advertised in the Huddersfield Examiner, and took them on to find a tenant and arrange the tenant agreement.
Initial impressions were good, and the first client to view the property wished to proceed. The problems started to appear once we had agreed to going ahead with the tenancy. Basically, we were left completely in the dark about the progress of the letting. Trying to talk to Victoria would require several phone calls, which Matthew fielded competently, trying to pass the matter on, but promised return calls never materialised. Matthew apologised and appeared to be trying to deal with matters, which were not his responsibility. It got to the point when the tenant had moved in, and we had still not seen the tenancy agreement, let alone agreed to it. Luckily the pre-formatted agreement, which we eventually received the week after the tenant moved in covered everything required. How it would have been if we hadn't agreed with its contents, we have no idea. what we would have done if we hadn't.
As of today, 26/3/14 we have still not received the excess rental left over after deduction of the price of the transaction with Reeds rains, 5 weeks later.
The only things that were done by Reeds rains was to forward and vet a potential tenant, who they already had on their books, visit twice to arrange marketing, and then to confirm condition of the property, and then to send, after many requests a pre-formatted tenancy agreement, and then to keep our first rental payment. This was definitely not worth the £450 we paid for the "service", and that is assuming we will receive the £260 left over from the first month's rental.
What agent could do to change your mind?
Just to have kept us abreast of what was happening, without us having to phone in. To have sent us the required documentation, prior to the tenant moving in, and to have managed the fees quickly and correctly.
