I have to repeat the sentiments of everybody on here, NOPS are atrocious, exploitative and incompetent. We had a hole left in our ceiling for about 2 weeks, rain was genuinely coming in from outside. Our oven was broken and it took three weeks to replace because, according to our property 'manager' Costa, he 'couldn't find an oven to buy' in the entire of Oxford. One of our tenants has developed mould poisoning from mould growing in the walls due to broken guttering, that hasn't been replaced, and despite being on the verge of taking legal action they still will not respond to our emails asking for a simple act of maintenance.

The attitude of this company towards human beings (most of whom are paying a serious sum of money) makes me feel physically ill and anyone who works for them should feel ashamed of themselves.
What agent could do to change your mind?
At this stage, nothing short of not paying rent would redeem this situation

In January there was exceptionally heavy rainfall and high winds in Oxford and this created problems for very many people throughout the city. Unfortunately, it is not straightforward to repair a ceiling straight away that has been damaged by rain. On 2 occasions we repaired loose tiles on the roof. Our contractor created a screw sized hole in the ceiling to release any drips that came through the roof to minimise damage to the ceiling. We needed the rain to stop so the roof space and ceiling could dry out before we could carry out a satisfactory repair.

With regard to the oven; the hob had a couple of rings not working but the oven was ok. Due to its age we replaced the whole thing. We regret that this did take longer than usual because our contractor wasn't available immediately. Once he had carried out his initial check and discovered fault then we got on with ordering & replacing the cooker.

When we found out the property had a damp issue we sent out a specialist to investigate. We then agreed to allow tenants to move out & have deposits refunded.

Anyone reading this should ignore this review and refer to all the others, this is plainly written by one of their members of staff, NOPS have a poor reputation for a reason, and that is that they treat tenants like garbage. They rent properties belonging to one of the worst slum landlords operating in Oxford, a bumsplat by the name of Oliver Cohen who also calls himself the "Rent Guru" (look him up, he is a real piece of work).
