This letting agent was used by our landlord in conjunction with our recent tenancy. We looked for a cost effective property that we wouldn't struggle to pay rent and bills however after des coding to rent this property off Surelet we discovered the many fees attached to renting through their service. Not only did we find their initial inspection and inventory fees, admin costs and final inspection and inventory fees very expensive. We were made to pay £1200 bond for a £475 property including an additional £100 to have a cat at the property. Everytime your tenancy is renewed you incur not only an admin fee but also have 3 monthly inspections whereby the letting agents proceed to take photographs of the property as you are living in it. The person then carrying our the inspection asked questions such as how often carpets were hoovered and how often the grass was cut. I have rented for years off various company's and have never felt my privacy has been so disrespected as a tenant. My husband and I felt as a company they had Very poor communication, as they failed to get back about issues such as an extensive damp problem during winter and ongoing problems with fixtures that had broken during our tenancy.with a new born baby we found this unacceptable and had to solve the damp issues ourselves at our expense. On leaving this company to seek alternative rental due to our dissatisfaction with their service we were informed after the final inspection that our deposit had been handed over to DPS and that it was no longer in their hands. They had entered the incorrect information into the Dps service which meant our bond to date has still not been recovered over a month later. We have subsequently been charged a final inspection fee of £54 and have had further charges deducted for a small stain on a carpet which totalled in a further £91. It was requested that the property be professionally cleaned prior to us leaving and I was quoted £140 by surelet to have a small stain on the carpet cleaned by a professional company for a 2 bedroom property. We felt this was extortionate as we had already paid £75 to have the property cleaned by a local company and then had to submit invoices to prove this. My husband and I are very respectable people and kept the property in excellent condition, we felt their service was very poor and that they did not look after us as tenants. Would not recommend their service to anyone wishing to rent.
What agent could do to change your mind?
Better communication
Reasonable admin and inspection fees
Not take photographs on inspection
Do not ask inappropriate questions about how often you clean the property when the property is clearly in excellent condition.
Chase landlords when fixtures are broken and remnants are willing to replace items at own cost.
Resolve damp issues and chase landlord when no response has been gained especially when there is a newborn baby in the property.
