My principal concern is the costs of repairs, which have been crippling me. I have no reason to doubt that the work needed doing - or evidence that it was done badly - but their contractors seem to charge way beyond the going rate. There have been some outrageous costs, such as GBP804 to replace a washer/dryer. I have contacted several letting agents to ask how much they would charge and they awere all astounded at that cost. Complained to director but he does not seem to care. I'm in the process of taking my business away from them on that property. On another property they have just given me a quote of GBP204 to replace a mains smoke detector. I got my own quote for purchase and an electrician to fix it - just GBP 75. A saving of GBP129. Would be interested to see postings from other landlords on their repairs.
What agent could do to change your mind?
Maintenance companies will often inflate their costs expecially if they think that the landlord wil not even notice or care. Atwell Martin should aim to to get vaue for money for their client (the landlord). It takes jsut two minutes to Google and find our the going rate for white goods. They are lazy in the extreme making no effort to ensure quote is reasonable. This is the reason I am leaving them. If they gave evidence of challengin their maintenance companies I might reconsider. However, every alternative letting agent I have contacted so far has lower charges, so they'd probably have to lower their charges a little to keep me.
