I can't fault Jamal's efforts at all, but sadly, in the space of a year, other unknowns, albeit arrogant have appeared on the scene and said they are looking after the property. After parting with £1750 of my money in deposit (£500 was a 'holding fee' - unless that's just them 'holding' my money in their pocket and I'll never see it again), we stayed in the property for a year (they told a few whoppers to sell it to us, the 'underfloor heating' was in fact only two small radiators, one in the front room and one in the bathroom, powered by a temperamental Dutch boiler I'd never heard of), and all in all it was plain sailing, save for said boiler losing water pressure and no one responding to us for three days. There were niggles like the poor drainage which meant the bath taking too long to empty, along with the sinks. Communal parking was okay and the flat was nice with laminate floors. Thermostats were there, but they did nothing (unless they powered the 'underfloor heating' which was odd for a first floor flat)
When we said we were leaving, we had issues - we moved out before the tenancy was due to end, and left it in a relatively good condition. Haart (FJ Lord's real trading name) sent a rather surly representative to the flat to collect the keys and do a 'check out assessment' which we were not allowed to witness (this is so they can say how bad you left the property in order to get their hands on your deposit), they had already got tenants in early (in fact they owed us back two days' rent BACK as the new tenants moved in two days before our end date) as they'd put the property on the market whilst we were still living there.
We got the 'check out report' which, surprise, surprise, mentioned deductions but it would have been nice to have accompanied the 'assessor' when the 'checks' were being done. I am not impressed with this shady method they use to try keep the lions' share of your deposit, but as most Lettings Agents are rogues, be prepared for anything to happen.
What agent could do to change your mind?
Be more honest regarding the check out assessment, and some basic manners please
