I had the same issue with the cleaning bill. Absolute nonsense.

Firstly, we do not send invoices that look like a "mate`s" invoice - we use two reputable cleaning companies - both telephone numbers are provided to tenants before check out - in case they would like to obtain a quotation for cleaning. Neither of these small businesses are VAT registered, however, both pay their taxes and are registered as such. Secondly, we will not accept that burns to good quality worktops are a matter of wear & tear. We currently have 950 deposits registered with the TDS and only four disputes in the last year - in all of these cases, tenants were unwilling to negotiate and come to a mutually acceptable conclusion. I have read the TDS adjudication report in this case which refers to there being no corresponding check out report - I would suggest that our failure to upload all of the documents required by the TDS was reflected in their decision. For readers of these reviews, hundreds of our tenants receive their deposit back in full with our thanks for leaving the properties in good clean condition.
