Do not even bother dealing with these people. They are not members of ARLA and they follow no codes of conduct. The discriminate and lie and are totally inadequate, all you have to do is ask any other letting agent about Coastal management and you will see there rep.
They wasted two weeks of my time and discriminated against me because of what I can only consider to be race issues as when I asked them directly why they refused to rent me the property they would not tell me an honest clear answer except 'the decision has been made'.
I am in a urgent situation where I need to move out, I also run a cleaning business and am extremely busy, so I arranged all my viewings over the space of 2 days so it wouldn't effect my business too much. I found the perfect flat from coastal. I knew they were a smaller less reputable company but I thought that might even speed the process up. That night I called up and said I wanted the property, I was told an application would be emailed to me. I called and asked for an application at least 3 more times over the next two weeks. Never sent once.
I will not pass the referencing as I run a break even business, however this is not an issue as I have been renting in Brighton for 9 years with excellent references. My parents are also into property and own 20+ properties so they can guarantor me no problem. After 2 weeks of asking for the application form they told me they would not accept a guarantor. They blame it as being a requirement of the property owner.
Even though this was strange enough I was urgent to move and this property really seemed like the right place for me which is why I was holding out. So I called my parents explained that these agents were really making it hard for me and if they could help me out. My parents offered to lend me 6 months rent so I can pay them in advance and then my repay my parents. Problem solved I thought.
So the next day (today) I went in ready to put my holding deposit down and finally secure the property. Unfortunately for me Coastal Management have other ideas. They refused me. They said the requirements from the property owner meant he would not accept guarantors OR advanced payments.
At this point we are now at pure absurdity, guarantors and advanced payments are pretty standard practice if you feel you may not pass referencing for whatever reason (so you are aware in my case it is because I am the director of a small cleaning company and I pay my self a shell salary.)
I am now pretty unhappy as they have wasted two weeks of my time and delayed my moving by at least 2 weeks, however the bigger question is the property owner refusing complete advanced payment before a application has even been made. This is totally senseless and quite obviously a lie.
After some research I found out that there are two guys that own lots of properties in Brighton. Coastal Management is the company set up to rent out all of these properties, so they only rent out properties owned by these two guys. The two property owners actually make no decisions at all on each property, it is all down to the branch manager of coastal lettings, Marcus Clark Walker. He even told me on the phone he is trusted by these two guys to make the decisions and has been working for them for ten years. On the phone as you can imagine the tone of my voice was slightly angry. However I feel I said nothing rude, or out of place. I was just irate after this saga and I explained that to him and said several times I really mean no agression I just want to get to the bottom of why I am being discriminated against. He then kept saying the reason for discrimination against me was that I was being aggressive. This again is a moot point as I had already been discriminated against over the last two weeks which was why I was calling to speak to the manager.
I repeatedly asked him why at the point of me going into the shop and saying I will pay for the entire rent term in advance did they decide to refuse me. All he kept saying was the decision has been made. He could not give me a legitimate answer as to why he:
a) refused guarantor
b) refused advanced payment
He just kept going in circles saying well that's the landlords requirements, but he had already told me that he is the person who decides the landlords requirements. I also know for a fact that the two property owners are not contacted in any of this procedure regardless of what they tell you. They will hold the line that this was the landlords decision in any situation when it is the manager, Marcus Clark Walker who actually decides what rules apply for one and what rules apply for another.
My surname is Foreign. I am a cleaner and when I do my business in town it usually after work so I might look a bit messy or tired as I am wearing work clothes. I can see no other reason for Coastal Management refusing to except advanced payment other than my surname (race) or my occupation (cleaner/director).
As you can imagine the conversation was left at we will never rent you a property (something I kind of already knew after asking for application form 5 times and not receiving it) and I said I will do my damn hardest to make sure everyone I know in Brighton not to even bother engaging with these people, they have set me back like 3 weeks in my flat hunt and I am supposed to be out in two weeks from now. Also like I thought I had found my dream flat and was so excited about it, this whole episode has been extremely stressful and upsetting, finding a good place to live in Brighton is tough such is demand.
I am also going to be trying to contact the property owners themselves so I can explain how the guys managing there investments operate. Anyone who knows anything about letting in Brighton knows that when something good comes up its gone in 1-3 days, thats how the market is round here. This property is lovely in the perfect location on the seafront and is still available 3 weeks on.
However Coatal are very clever. Just so you know in case you are unfortunately dealing with them at present, if you wish to contact the two property owners there is a procedure in place where Marcus (manager I think), gives you an address and asks you to write them a letter. The address is Coastal Managements shop, because the two guys who own the properties business, Park avenue Estates, is registered above the shop. So basically unless you go outside of Coastal you cannot contact the property owners. I am sure if the property has been vacant now for 2-3 weeks and these guys found out a guy is literally begging to rent the property and offering to pay the full rent term in advance they would want to know what was going on.
Remember at this point I have given no application and no referencing has taken place, so there is no reason not to reference me or let me apply. This is why this is pure discrimination. Now I will be looking down the legal route as they have cost me a lot of time and money and heavily insulted me with their discrimination. I don't think I will win because you cannot prove that is the property owner who is not discriminating and he is entitled to say no to whoever he wants.
Also on the staff note, they all seem nice, however I bet if we did an exam on property letting legislature, procedures and policies, I am very confident I would score a lot higher than anyone there, It was embarassing and quite awkward. I was telling them what procedures are for referencing and guarantors etc. and they were going on hold for 2 mins and then coming back and saying 'yes Mr Arif you are right'.
All in all my experience of letting properties (7) in Brighton over 9 years I have never been refused guarantor or advanced payment. These people are just being bank rolled by two very unlucky wealthy property owners who have unfortunately been tricked by someone who is very judgemental, possibly racist, awful management skills and basically no real business sense.

Maybe you ready to man up and admit why you discriminated against me and why you wasted my time. Thank god I didn't give these people any money. Please Brighton folk do not rent from these people, they are so bad its unreal. I have been renting from Northwood for nearly 5-6 years and recommend many friends to deal with them, they are fair, they dont discrimnate and they do everything they can to help you find right the place. I just wish they had something suitable for me now.
In summary: Coastal Managent = unprofessional, racist, discrimatory, time wasters, useless, no nothing
Have a good day and make sure all you r friends looking for places to rent avoid these people. I really feel absolutely disgusted and personally offended by these people. They are not even in ARLA so I dont think you can report them there. Ok onto more reviews!
What agent could do to change your mind?
Erm, just follow standard letting procedures rather than judging prospective tenants before they have even applied and taking two weeks to let them know they are never renting a property no matter what you do. Not lie. Not accuse of being aggressive for no reason and then using that as another cop out of the situation. Just please friends and strangers alike please trust me and just pretend coastal management is not there. If the two guys who own the properties see this review please feel free to contact me, I wanted to find you to see if I could still chat n person and rectify the situation as I am sure you are normal people unlike the people you have left making senseless decisions on your behalf and blaming it all on you.
