I am a tenant in an apartment managed by this company.
They appeared to be quite professional at first...that was when they were trying to sign me up.
However, the property management service is appallingly bad.
Immediately after moving into the flat I reported a couple of minor maintenance issues.
This included the fact that the lock on the front door was broken, a couple of loose doorknobs, and a broken bed. I imagined that they would deal with these issues fairly quickly...how wrong I was!
They do not respond to calls or emails promptly (or, sometimes, at all).
The broken lock was removed, after about 8 weeks, but has not yet been replaced, in 4 months.
Apparently three different quotes are needed to change a lock...they have told me this now, 4 months after reporting. The lock is mentioned in the survey as being loose, so this was a pre-existing problem.
The doorknobs are still not fixed (and there is no immediate prospect of fixing them apparently). As this is causing ongoing wear and tear to the doors, I suspect this will ultimately result in the doors being needed to be replaced too. The doorknobs are mentioned as being loose in the survey.
The broken bed, reported 1 week after moving in (its in the spare room) has been a ridiculous saga. They have been carrying on for 4 months as though it's an expensive item and if it broke it must have been the previous tenant as it is "6 months old" - in fact its a cheap frame available for £80 and any fool can see that it's broken because its a cheap piece of tat. It was obviously never fit for purpose.
It's pretty absurd to string us along for 4 months over £80 - in the context of rent of over £2000pcm, that is an extraordinary thing to do. They could easily have indicated that it was a cheap item and we'd be better off replacing it immediately and trying to claim the money back afterwards.
If you are a landlord - be aware: this agency will drive away good tenants with their poor service. There are better choices out there - those hefty management fees are paying for the shiny office and not for looking after your property!
If you are a tenant - obviously your choice is limited. But check everything in advance, get everything in writing in advance, and if it comes to a problem, don't assume they will work with you to fix it and reach a reasonable outcome because they simply will not.
What agent could do to change your mind?
Decent, honest, timely and straightforward service goes a long way, and Morgan Randall simply do not provide it.
