Below comment by PDare, plus others, I totally agree. They'll know immediately if/when reading this, who wrote it. Clues are; ¢â‚¬ËœTenants Liability Insurance' is not mandatory for a totally unfurnished property? Second clue; under no circumstances can an Agent or Landlord enter your property without permission, unless in a dire emergency. If they threaten to enter and change your locks if your not present 'ILLEGAL EVICTION!!' Criminal act (imprisonment and fine is outcome for that)!! Third clue; making false allegations against you in an attempt to get what they want, their way, defamation of character. Last clue; telling you who you can and cannot contact (eg Landlord), tut, tut Mr & Ms Morton. Then a section 21 because a tenant happens to know more about Housing Law then the Agent, VERY BIG TUT, TUT!! To the clue giver, this Agents have acted outside the law, attempted to cover it up with tall tales, when caught out, chose to evict. If you're with an Agent and you believe they are doing something wrong, they probably are? Your local council have a private tenants section, they can give help/advice, mostly on outstanding disrepair issues, or attempts to break in. Otherwise go to your local CAB for help and advice. DON'T TRUST THESE AGENTS UNDER ANY CIRCUMSTANCES. They have proven incompetence in less than three months of my tenancy, if/when they do decide to respond (only quickly when to their advantage), it is in a very rude and arrogant manner!!
What agent could do to change your mind?
Stayed within the law by learning about it and treating people with at least a little respect. Their whole behaviour from the outset has been beyond appalling!! But obviously they waited until they received my money and contract, then showed their true nature.

Comment on agent fees
Advised by agent they would put us in touch with a solicitors service that they got absolutely nothing from . After speaking to the solicitor they actually get ‚£100 for each person that signs up !!!!

What agent could do to change your mind?
Could have learned Housing Law and Duty of Care (since they are part of Ombudsman), then worked within the guidelines of them. Instead they threaten (harassment) and make allegations (have much documented proof of).
