Rebecca from Howland Jones was the first person we came into contact with when moving into our new neighbourhood. She went out of her way to accommodate us and arranged viewings of properties at times that were suitable to us, being very understanding of the distance we had to travel. The tenancy checks and admin were completed quickly and efficiently. Once we moved in, she personally made an attempt to make us feel welcome and provided me with important phone numbers and additional local information. We stayed in our rental home for 2 and a half years. During that time we only had positive experiences - every rental inspection was always arranged beforehand at a mutually convenient time. One Saturday night the alarm went off and we could not get it to stop. She personally phoned at 10pm to give instructions and first thing Monday morning an electrician arrived to sort it, followed by another phone call from Rebecca to check everything was ok. We have since moved into our own home, but I can't praise Howland Jones and their staff enough. Rebecca takes good care of both tenants and landlords, and if I ever had to rent my property - it would 100% be through Howland Jones.

Hello Angy. We are aware of your disappointment over the cancellation of your application to rent one of the properties we manage. I do think it is important to read through any contract provided to you before signing. The contract you signed before any monies were accepted from you clearly stated the fees were not refundable. We employ the services of a third party to carry out the closing inspection, as they are deemed to be impartial. We always use their report to report the initial findings, but this is also subject to the landlord's own inspection.
If a tenant is dissatisfied with the findings of the report or the landlord's opinion, they can dispute the claim via the Deposit Protection Service. This is exactly why deposit regulations were brought in in the first place.

What agent could do to change your mind?
The agent could: Ask landlords to confirm a convenient installation date. Provide a contract which matches the needs of the landlord. provide a complete, up to date and useable inventory which reflects the condition of the proeprty on installation. Place deposits in schemes in a timely manner. Give readings to utilities in a timely manner. Provide a professional and good service. Deal with issues professionally and timely.Attached Filesnbsp;

What agent could do to change your mind?
Let property in line with the law. A property must be safe and not in a state of serious disrepair the start or during a tenancy. It was not and we were allowed to live with significant dangerous faults for over four years. It would have taken them less than an hour to check safety certificates. They still deny they have done anything wrong. They also lied to the couple next door and told them they had to inspect the wood burning stove as a matter of routine. In four years they never check ours or anything else relating to the safe operation of the house!!!Attached Filesnbsp;

We do not check this site on a regular basis. Usual correspondence is via email or letter, which is always acknowledged within 24 working hours, and responded to within 48 working hours.
