Pros: Geida was friendly and chatty. We walked in from the street rather than having an appointment, and were immediately accommodated, and shown three flats. Through the agency we found a nice flat that fit our search criteria.
Cons: We weren't given much information about the landlord at all. We were told that Outlook do not manage the property, and they had no idea about the terms of the contract. When asked whether there would be a renewal fee in the contract, we were told "most likely no". This was not the case. We were also told that Outlook had put forward our offer asking to move in on a pre-agreed date that worked for us. When we met the landlord we were told he did not know of this offer and our required move-in date, and that we need to move in immediately or someone else will. This was after we had paid all fees/ holding deposit. Our options were now to withdraw (and lose the holding deposit and agency fee) or do whatever the landlord says. It was an uncomfortable situation.
We also had to ask twice for a breakdown of the fees and were told that referencing was 140 per person, using HomeLet (https://homelet.co.uk/landlords/referencing/products) where the most expensive option on this site appeared to cost 70 pounds. This of course may be specific to the landlord rather than the agent, but then we were told that the referencing fee + the vat + the agency fees (172 GBP) resulted in exactly 500 GBP. Lack of transparency means we can not find the fees online as a point of reference to verify, which makes me feel uncomfortable. Also since they only found the property, and do not manage it (we deal with everything directly through landlord) this fee seems a bit high for only driving us to the property and showing us the rooms.
Overall: Friendly but not very informative, and I do not feel comfortable that anything at all was done to benefit me, I feel uninformed. I believe that Geida personally tried to help us the best she could (for example to ensure that we were seen as suitable tenants by the landlord), and that is very much appreciated, but the agency itself is just another corporate entity focused on exploitative profit-making rather than use-value or the well-being of their customers. No miracles here, hence the rating of average. They had very nice properties though. Would consider use again to find out about the nice property, but not for the service/ value for money.
