This is/was my first time purchasing property and decided (after watching lots of Homes Under the Hammer) to invest my money in property, since the banks give pittance in interest, so, I visited DDM looking to purchase a property at auction on a buy-to-let mortgage.
On my first visit, I had a warm and friendly welcoming and was given a mug of coffee - it was the last time I was given a coffee (shame really, the first was very nice!), however, I was always given a warm welcoming and dealt with promptly, even after I had purchased property.
Doug and Callum had clearly explained everything to me that I needed to know about going to auction, including all the risks and fees involved. This was helpful since it would be my first time at auction buying a house. The explanation given certainly helped me think a little more intelligently about what I was doing, without this I would have likely have been reckless in my decision making and probably have gotten myself into a difficult situation. For example, I was not aware at first that I would have to pay any fees to DDM for buying at auction - so I had to be sure to set myself a limit to how much I could risk spending at auction.
Then I met Rachel. Rachel made every effort to make me feel comfortable and content. Time was taken to explain to me what I needed to know about taking out a mortgage and about the additional costs involved. The mortgage was tailored to me, each step of the mortgage application was clearly explained, I did sit and take my time to consider the options available, i.e. a fixed term or variable mortgage, 20 years or 35 years, the burden of a mortgage, the risk of taking out a mortgage (e.g. is the economy really recovering - triple dip recession will it happen..?) and can I afford it. Even with my long thoughts and conversing them to Rachel I always felt comfortable and every decision I made was mine alone.
After meeting Rachel, I was clear and confident on what I can afford and knew my limits. Later that day I returned to DDM with properties that I would be interested in viewing. Appointments for viewing them was made.
At the viewings, I met with Nicola each time, during the viewings I was left to take as much time as I wanted to look around the properties. Whilst at the viewings I had explained to Nicola that I wanted a property to rent-out and asked questions about what it's like to rent, how much I could potentially get in rent for each property, how long it might take to get a tenant, how much refurbishing should I do (the usual). Nicola provided really helpful hints and tips on everything I wanted to know, this made viewing properties more productive.
I found the property I wanted, and put a reserve bid on it. I decided to go to the auction to see what it was like. When the property came up for bidding, I was glad I was told about putting a reserve bid on it, since I think if I had been bidding myself I may have gone over what I could afford - that's if it did go over the price I wanted to pay (fortunately it didn't).
I met Diane a few times previously about renting-out property and what I need to do to get the property ready. I was made aware right from the beginning that I did not have to use DDM as my letting's agent, but since I felt confident and had become familiar with DDM Grimsby I decided that I wanted to stay with them.
Once in the property, insurance, mortgage and fees dealt with, I refurbished it.
Diane arranged for Nicola to come to the property to take photos for the DDM website, The photos were uploaded - I noticed they had been put up on a Monday - by the time Thursday of the same week came Diane called me to let me know there is people interested, and it seems as though they will be moving in at some point.
To conclude, I found the service I received by all the members of DDM, including those that I met at the auction, to be very helpful and friendly and have proved to be a very professional estate agent. I'm struggling to remember any faults - likely reason there was not any. I am very pleased that I chose to use DDM Grimsby, the office is always clean and fresh and the atmosphere always felt relaxed.
