The property was not left in an acceptable condition, and the landlord requires the property to be reinstated to its previous condition when you moved in on the 8th September 2012.
There were no iron marks on the bedroom carpet.The quote for a replacement carpet is £180.00.
The signed inventory cleared states that the property was presented in a clean condition without no damages to carpets or walls.
Each room has been itemized as to its condition in the inventory.
There will also be an additional charge of £30.00 for the removal of the sofa.
Deductions - £180.00 carpet
£100.00 cleaning
£350.00 condensation/painting damage
£30.00 removal of sofa.
Total £660.00
Please let me know what you believe to be reasonable deduction from your deposit, and I will discuss with your landlord.
Unfortunately unless we can agree a figure for deduction, we will refer this matter to the Tenancy Deposit Scheme for adjudication.
A dispute should be registered with the TDS for adjudication no later than 3 months after the tenancy ends.

I do not find this acceptable. I'm still waiting for a receipt for the new carpet that was put in before we moved in. The day the old tenants moved out we moved in and can't understand how the flat was cleaned and a new Carpet and new painting was all done in a few hours. I do not believe that carpet was new. I do not find it acceptable for you to charge us £350 for condensation and paint damage as this is an on going environmental issue and is not in our control. We will be seeking advice on this. Cleaning is something that is done for a new tenant and supplied by the landlord so can't understand why we are paying for this. We are not paying for it. We have constantly had problems with the house and had to keep contacting Caesar (maintenance man) about these issues. We're still not happy with the photos of the property you sent us before we moved in as they are false evidence, and where clearly of the property when it was new and not photos of the property just before we moved in.

Dear Laura and Kieran,
We ideally would like a situation where the current tenants present the property in a clean and tidy condition ready for the new tenants to move in. This is what the tenant before you did, she cleaned the flat and presented it in a clean condition ready for you to move in. She received her full deposit and no deductions were necessary. The inventory signed by both of you confirmed the property was clean and ready for occupation when you moved in.
The carpets were not brand new, they were clean and without any damage or marks. The pictures were taken in February 2012( 6 months before you moved in).
If you kept the property in a good condition and presented it back to us we would be happy to return the full deposit to you. We only would like to partially compensate the Landlords for the negligence which caused a lot of condensation damage to the property due to lack of efficient heating and ventilation. The damaged iron burnt carpet should be replaced, and this is your responsibility. The repair bill will be in excess of £1,000. We only would like you to contribute a proportion of that bill. The Landlords needs to clean, repair and repaint the property only because of the damage you caused..
Regarding the cleaning of the property, this is your responsibility it is written in your Tenancy Agreement that you have to return the property in a clean condition as it was at the beginning of your tenancy. you have both singed the itemized inventory to confirm that the property was received in good condition.This is not a short stay accommodation or a hotel where you do not need to clean the property when you are vacating. In the latter type of property you normally pay extra for the convenience of not cleaning at the end.
Finally we would like you to remove the sofa from the house as the new tenants do not require it or to arrange and pay the council for a collection and let us know once it is done, we can then move the sofa outside awaiting for collection. Please send proof of payment for the collection of the sofa( the council will send you an email as soon as you pay online or over the phone).
I am sorry we have to finish the tenancy on these terms, as I thought we could have reached an agreeable deduction for the landlord.

We have now agreed a deduction of £310.00 with your landlord.
He is disappointed that you were not prepared to contribute to the condensation damage.
However we will return the balance of £540.00 when we receive confirmation of final bills paid.(Electric, Water, and Council Tax).
