At Christmas I found out that the £200 pounds plus vat that I had paid up front 18 months ago for the sale of my property was for the payment for the Conveyance of my property. I was not told of this fee until the papers had been signed. I had thought at the time that a new fee had been introduced to sell the property as I had not bought and sold for a number of years because of the slow market, I later looked through the paperwork but could not find no reference to what the money was for.
At Christmas I was very angry, I was considering changing agents and looking into how to get my money back, as I used to work in finance I should have known better, but I trusted them. The reason I went with them was because I had bought the house through them so they could judge the work I had done on the property. I have my own solicitors which I have used for many years and are more than happy with them so had no intention of changing. I have bought and sold many times to Improve property as I enjoy this line of work. I have now removed the house from the market as where I am is just not selling anymore because of things outside my control, but i still have to pay the EPC. If I have got caught out by this what hope is there for anyone else. My friend has just moved using Jones & Chapman Solicitors and it was a nightmare. Most solicitors do not ask for a fee up front let alone when an offer has been made for Conveyance work. Something should be done about this, it is just unfair, I am a pensioner so do not have extra money to spare and need every penny if I am to compete in the now improving market. It is just like the PPI.
What agent could do to change your mind?
It should have been stated what the money was for and that it is not compulsory for the sale of the property at the very beginning of the consultation and before any paper work was signed.
Also it would be helpful if all their sellers had the feeling that they where working for them and not for the potential buyers who would take up their mortgage offers. I am a cash only buyer so was never interested in a mortgage but never felt that they where there for me.
