Once we had decided to rent out the property, everything moved extremely quickly. Just after it became available to view, we went on a week's holiday only to return to find a tenant had been found. This was just over three years ago and "touch wood" he is still happy there. It has become necessary to do some considerable improvements but any tradesmen required were found by Bradleys and the work carried out satisfactorily and quickly. The same for gas and electrical certificates. We have a point of contact at the Exmouth branch who has always been very speedy with dealing with any matters. The only criticism I had, and this is probably not necessarily the fault of the staff member involved is that the property is in a terrace and when work needed to be carried out to the chimney shared with the next door property, to cut a long story short we had to pay a fee to the Land Registry to discover the address of the owner (another tenanted property) - a fee well worth paying as it saved many hundreds of pounds as they shared the costs but that was our idea and I would have thought more effort could have been expended by Bradleys as our managing agents to get this information rather than myself spending a considerable amount of time sorting this out. Also I am surprised there has been no suggestion of a rent increase after three years. Having said all that, we do not have to worry about the property and I would hope that should the need arise, they would find another tenant as quickly.
