We initially had our flat on the market with the Agent that we purchased it through (based close to a popular fried chicken retailer in Headingley). The property was listed with them for a long period of time and we were ultimately disappointed with their unrealistic pricing, lack of motivation in drawing attention to our property (despite our paying for a Premium Listing) and the scarcity of viewings they managed to achieve. As an example, on one of the few occasions they did bring viewers around, they did so without any prior warning and the property didn't even meet the viewers' basic criteria!
Moving to Preston Baker was, therefore, a real ¢â‚¬Ëœbreath of fresh air'. Gareth Newby's direct and honest approach at inception instilled us with the confidence that we would sell our property, even in what has been a difficult market...
A couple of standout mentions in terms of negotiators go to:
- Bryony Dewhirst for her work ¢â‚¬â€œ she kept in close contact with us from the start and didn't become despondent when we had to put marketing ¢â‚¬Ëœon hold' for personal reasons, which could easily be done. Even when ¢â‚¬Ëœoff the case', Bryony had a genuine personal interest in getting us moved. It's unsurprising then that she is ranked so highly.
- likewise, Omar El-Etriby's drive to ¢â‚¬Ëœrefresh' the property after the sale came off hold was a real boost. He took a real interest in attending again to inspect the property himself, even though it was already on the market. He went away but did not shy away from giving us his honest appraisal in terms of pricing to achieve a quick sale to meet our needs - after a little 'tweaking' this resulted in us achieving sensible offers at a reasonable level. When we accepted an offer on our property Omar then got to work on negotiating our onward purchase, using his experience to achieve a good price there too when we were away on holiday.
Our sale property was a new build and, as such, we didn't realise how important and instrumental a good Estate Agent can be to 'driving' both the sale and purchase when you are in a chain... We have now ultimately gotten a sale over the line - Omar was in near constant contact with the key stakeholders on all fronts to press to exchange and to keep us updated (with Bryony keeping us updated in any absences). Whilst we were enjoying Christmas & the holidays when the solicitors were closed, Preston Baker kept pressing our sale and purchase ahead. Communication was excellent from all in the Headingley office.
The difference is clear: where the previous Agent wasted time 'testing the water' with an unrealistic price, achieved few viewings and no offers, after a short period of time with Preston Baker (and in dire weather conditions) we had numerous viewings and two offers in... It came as no surprise when we finally got over the line with an offer we could accept.
I'd definitely recommend Preston Baker, Omar and Bryony moving forward - it's just a shame their office doesn't cover the area that we're moving to!
