We contacted the Hemel Hempstead branch of Connells earlier this year to get an idea of the market value of our property. One of their staff came around promptly and left a generally competent impression. Two minor points we did not like at the time, however we decided not get too annoyed: (1) He kept addressing us as "guys" (no, we are not two men!) and (2) he got the stamp duty bands wrong and even after querying whether it was really £300k and not £250k for the lower end of 3%, he said £300k was correct. We were also given a glossy marketing brochure promoting the agency's services and praising their network of offices which sellers would benefit from. After we received the valuation (which seemed at reasonable level) we informed Connells again that we would not be putting the property on the market for several months.
We now decided a few weeks ago to go with another local agent and have been receiving several "follow-up" and "courtesy" calls and letters, even though there is the "for sale" sign up in front of the house and Connells staff have been informed on several occasion in telephone conversations that we have signed a sole agency agreement with one of their competitors which runs until early March. It appears there is a serious lack of communication between staff in this firm - or why would they keep calling us?
Based on our very negative experience with their persistent attempts and the incorrect piece of information on the first valuation visit we have now decided that we won't be using Connells even at the end of the current agreement, even if we haven't found a buyer by then.
What agent could do to change your mind?
accept that "no" really means "no", you lost business by being too persistent
