Having recently left a property that I had rented through Liam James, I was disappointed with the condition of the property when I moved in, but much more angered at having to pay costs to improve the property when I left. The main gripe I have with this is the fee I paid at the start of my contract (that is compulsory) which at the time was explained to me was to help avoid paying these types of costs at the end of the tenancy. The property itself wasn't clean and had several issues from damp to broken doors, and these took months to get only some of these issues remedied. Eventually after leaving I was informed that the property would be judged with leniency to what would need to be deducted from my deposit. Adding this to the fee at the start of the tenancy to avoid costs, I was quietly confident to get all my deposit back. No! They tried to bill me for light bulbs and a smoke detector that never existed, cleaning costs for a property that was cleaner that when I arrived, I could go on. This agent is very expensive to begin with, but they had a property in a nice area, so I took it. Everyone says agency fees are high or a rip off, but these hit the nail on the head. Hundreds of pounds for just one person to move in and fees for services that simply didn't exist. The only thing I can say for a positive is that Ian, the manager, is a nice and friendly guy, however I imagine that's easy to do when you're taking all that money. For any future tenants, I'd make sure you document every single thing that is slightly wrong from dust in the corner of a cupboard (yes, they billed me for this) and marks inside the oven to more obvious issues like damp smells and any marks on the walls. And make sure you count all the light bulbs and check if they all work too. I've never known an agent like it! As you can tell from my tone, I won't be using them ever again and I certainly won't be recommending them to anybody I know. I'm not happy.

I will say for yourself Ian, you were very honest and straight forward with me when we spoke on the phone several times during my tenancy. With you openly admitting to your mistakes about not sending repairmen round to fix things cos you "dropped a b****k" and when you offered a free reference because of "all the stuff you've had to put up with". You were very honest with all the mistakes and condition of things until it came to parting with money. I do wonder if you even informed the landlord of the leaking washing machine that I was told by Sonia that you just deal with once I'd left. The landlord may not be very happy if the floor was damaged due to negligence, but I'm sure that wouldn't happen.
Biased or purely from experience, that is the impression I got and how I felt I was dealt with. The moment Sonia started to write to me, the whole context of conversation changed to a very cold and distant one, very different from when Philippa was working with you. I feel you'll miss her, and already do in fact. At least Sonia had the good sense to stop trying to claim for light bulbs and smoke alarms that never existed (after I disputed this).
So, just to clarify, I'm not confirming anything about a high standard, I'm highlighting that the property was a state when I moved in as when I moved out. Leave it as you find it I assumed. Clearly that was my mistake when renting through Liam James.
